Looking back on Year
2015, the hard work, perseverance and excitement in the process of bidding for the
AIIB property management contract may still quicken our heartbeats. A year has
passed since the tender bidding preparations initially began and six months
since the AIIB Project Office went into operation, the thrilling days when we
encountered with both opportunities and challenges. The payment of RMB12.53
million into the HSC bank account for the first two quarters of 2016 is
perceived as the most important recognition of our efforts in the past six
months.
Standing
together with the AIIB Project Office, all related departments of the HSC have
provided us with strong and professional support. Moreover, the corporate
leadership has intervened on several occasions to seek information on the fee
paying process and help communicate with customers. As an important part of the
contract, the AIIB should have made payment of the property management fee at
the beginning of each quarter. However, as the relevant fund was not available
for the first quarter, it was decided that the payment had to be made in the
second Quarter. In the face that the new tax regime would come into force from
1 May 2016, it was taken into consideration that the delay in issuing the
relevant tax invoice would lead to nearly extra tax liabilities of RMB100,000 for
the HSC. Therefore, through consultation with AIIB, the tax invoice was issued before
the new regime took effect so as to maximize the HSC profits.
The AIIB Project
Office (APO) has made efforts in delivering satisfactory services to the
customers in a meticulous and devoted manner. In the past 4 months since the
APO was set up in the new AIIB Building, 4 customer relations activities (the
International Women’s Day Celebration, Strawberry Festival, Coffee Salon and
Taiji Workshop) have been organized, making use of the limited space and time
to strengthen the customer ties and receiving exceptionally good feedback and
appreciation. The AIIB Project Office has also conducted customer satisfaction
surveys and striven to bring the quality and standards of the service up to a
higher level. The Engineering Section has completed 29 major system-related
projects and as many as one thousand improvement projects. Working in a professional
and dedicated manner, DRC staff’s devotee-ism has ensured the smooth
functioning of the office building. The Conferencing Service Section provides
services to ensure the success of some 600 official events, particularly the
first board of directors meeting, and their professional services were highly
acclaimed. The Security Section, being in charge of the office building’s
safety, offers escort services to the maintenance workers from the general
contractor on dozens of occasions each day. At the advent of the summer, the
Security Section organized a fire fighting and evacuation exercise for the AIIB
staff successfully. To ensure the quality of the staff and services, the
Cleaning Section has made numerous personnel adjustments. All the above efforts
have made possible a good beginning. At the AIIB’s request, the Project Office
has drafted the Quantitive Service Standards, covering customer, conferencing,
engineering, cleaning and security services, which served as the basis of
performance assessment as well as the reminder for the customer to make payment
on time.
The fact that
the payment for the first two quarters of 2016 was made in time resulted from
the guidance of the corporate leadership and strong support from all the
related HSC departments. The achievements of the AIIB Project Office so far,
are the result of the joint efforts made by all our fellow workers of the
Information and Research Office, Personnel Department and Financial Department,
among others, to whom we owe a tremendous debt of gratitude.
